Key regulations for plumbers

Our templates are built around these requirements so your documents are compliant from the start.

Water Supply (Water Fittings) Regulations 1999

Requires all plumbing work to prevent waste, undue consumption, misuse, and contamination of water supplies. Applies to all installations connected to the mains.

Building Regulations Part G

Covers hot water safety, sanitary provisions, and water efficiency. Part G3 requires competent persons for unvented hot water systems over 15 litres.

Legionella / ACoP L8

Approved Code of Practice L8 requires assessment and control of Legionella risk in all water systems. Plumbers must consider stagnation, temperature, and dead legs.

CDM 2015

Applies to plumbing contractors on construction sites. Requires RAMS, cooperation with the principal contractor, and welfare provisions.

Frequently asked questions

Do plumbers need a COSHH assessment?

Yes. Plumbers regularly use substances that are hazardous to health, including lead-free solder, flux, jointing compounds, pipe sealants, drain chemicals, and PTFE lubricants. Under the COSHH Regulations 2002, you must assess the risk and implement controls.

What is a Legionella risk assessment?

A Legionella risk assessment identifies conditions in water systems that could allow Legionella bacteria to grow — temperatures between 20-45 degrees C, stagnation, and biofilm. Under ACoP L8, building owners and landlords must arrange for a competent person to carry out this assessment.

Do I need Part G certification for unvented hot water?

Yes. Under Building Regulation G3, installation of unvented hot water systems over 15 litres storage capacity must be done by a competent person holding a recognised qualification (e.g., BPEC, City & Guilds 6189). Work must be notified to Building Control.
